We are seeking a skilled Preconstruction Manager/Estimator to join our dynamic team in one of our key markets: West Palm Beach, Orlando, or Raleigh.

Job Summary

The Preconstruction Manager/Estimator will lead the preconstruction phase of multifamily construction projects, providing accurate cost estimates, value engineering, and constructability analysis to ensure project success. This role collaborates closely with project managers, architects, engineers, and subcontractors to deliver comprehensive preconstruction plans that align with our quality standards and financial objectives.

Key Responsibilities

  • Cost Estimating: Prepare detailed and accurate cost estimates for multifamily construction projects, including materials, labor, equipment, and subcontractor costs.
  • Value Engineering: Identify cost-saving opportunities and alternative construction methods without compromising quality or design intent.
  • Bid Management: Solicit, review, and analyze subcontractor and supplier bids to ensure competitive pricing and alignment with project specifications.
  • Constructability Reviews: Evaluate design documents for feasibility, identifying potential challenges and proposing solutions to enhance project efficiency.
  • Budget Development: Collaborate with project teams to establish realistic budgets and monitor cost implications throughout the preconstruction phase.
  • Schedule Input: Provide input on project schedules, ensuring alignment between cost estimates and construction timelines.
  • Client and Stakeholder Communication: Present cost estimates, value engineering options, and preconstruction plans to internal teams and external clients.
  • Risk Assessment: Identify and mitigate potential risks related to cost, scope, and constructability.
  • Database Maintenance: Maintain and update historical cost data to improve future estimating accuracy.

Qualifications

  • Experience: Minimum of 3 years of experience in construction estimating or preconstruction management, with a strong preference for multifamily residential project experience.
  • Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.

Skills:

  • Proficiency in estimating software (e.g., Procore, Bluebeam, On-Screen Takeoff, or similar).
  • Strong knowledge of construction methods, materials, and building codes specific to multifamily projects.
  • Excellent analytical and problem-solving skills with a keen attention to detail.
  • Effective communication and presentation abilities to engage with diverse stakeholders.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.

Preferred: Established relationships with subcontractors and suppliers in West Palm Beach, Orlando, or Raleigh markets.

Certifications: LEED AP, PMP, or other relevant certifications are a plus.

Compensation and Benefits

Salary Range: $100,000 - $175,000, commensurate with experience.
