Preconstruction Manager

Role: Preconstruction Manager or Director
Salary: $120-160k+ DOE
Location: Warren, NJ

We are a family-owned General Contracting and Construction Management company founded in 1965. With over 500 projects building commercial, industrial, educational, sports and religious facilities of all sizes and complexities.

 We are seeking an experienced and detail-oriented Preconstruction Manager to join our team. They will oversee the preconstruction phase of our constriction projects, ensuring that all aspects of planning, budgeting, and coordination are handled efficiently.

The ideal candidate will have a strong background in construction management within the industrial/manufacturing/commercial sector, excellent communication skills, and the ability to collaborate effectively with the team and list of professionals we work with.

Responsibilities:

• Lead the preconstruction phase for development projects, including feasibility studies, budgeting, scheduling, and risk management.
• Work closely with the team to align project goals, timelines, and budgets.
• Provide technical insights during the acquisition process to ensure the viability of the projects.
• Prepare detailed and accurate cost estimates specifically for our developments, including labor, materials, and other expenses.
• Identify cost-saving opportunities without compromising quality.
• Identify, evaluate, and negotiate with subcontractors and vendors specializing in multifamily construction. Ensure alignment with project goals and timelines.
• Develop and maintain comprehensive project documentation, including bid packages, contracts, and change orders, tailored to our project requirements.
• Lead value engineering efforts to optimize project design and construction methods while maintaining budget constraints specific to our projects.
• Provide guidance and support to project teams during the preconstruction phase, fostering a collaborative and results-driven environment.

Requirements:

• 10+ years of experience in construction management, with a focus on industrial/commercial development and preconstruction. 
• Bachelors degree in Construction Management, Engineering, Architecture, or a related field is preferred.
• Experience working closely with acquisitions teams is highly desirable.
• Strong proficiency in construction management software (e.g., Procore, Bluebeam) and Microsoft Office Suite.
• Excellent problem-solving, negotiation, and project management skills.
• Strong attention to detail with the ability to manage multiple projects simultaneously and meet deadlines.
• Ability to work in a fast-paced environment and adapt to changing project requirements.
