Position Overview
The Preconstruction Manager will oversee all preconstruction activities for multi-family and residential projects, ensuring effective planning and execution from initial concept through the bidding process. The ideal candidate will possess a strong background in construction management and estimating, combined with excellent leadership and communication skills.

Key Responsibilities

Lead the preconstruction process for multi-family and residential projects, including initial planning and budgeting.
Collaborate with architects, engineers, and clients to define project specifications and requirements.
Prepare accurate cost estimates and budgets, ensuring alignment with project goals.
Conduct detailed takeoffs and material quantification for bidding purposes.
Manage the bidding process, including evaluating contractor bids and selecting vendors.
Facilitate pre-bid meetings and site visits for prospective bidders.
Ensure compliance with all local regulations and zoning laws throughout the preconstruction phase.
Provide ongoing support to project management teams during the construction phase.

Qualifications

Bachelor's degree in Civil Engineering, Construction Management, or related field.
Minimum of 5 years of experience in construction management or preconstruction roles, specifically in multi-family or residential projects.
Strong knowledge of estimating software and construction methodologies.
Proficiency in takeoff processes and cost estimating.
Excellent communication and interpersonal skills.
Ability to manage multiple projects and prioritize effectively.
Familiarity with local building codes and safety regulations.
